£30million electricity deal for Ebbsfleet Garden City is announced

Ebbsfleet Development Corporation will invest £30million in the provision of new electricity sub stations and connections in order to ensure the supply for up to 15,000 homes and a new city centre over the next 15 years, it was announced. It is the first time a public body has invested in this way to help unlock development and while the deal was vital to secure the continued growth in the Garden City which will see 5,100 homes completed by 2021, the money will be claimed back through an agreement reached with UK Power Networks when developers pay for the proportion of electricity they need. Calls for clarity on future of rail demand in Garden City

Ebbsfleet Development Corporation is calling for clear plans to be drawn up to cater for increased passenger demand from Ebbsfleet International to central London. The corporation says as Ebbsfleet Garden City rapidly grows – with up to 15,000 new homes built by 2031, plus the housing growth that Dartford and Gravesham are proposing – it is vital future passenger demand is met. Ebbsfleet Development Corporation has launched a programme with 40 partners that brings together all parties in Ebbsfleet Garden City to ensure a smooth delivery of housing and infrastructure. The Single Integrated Development Programme, known as SID, will be used by all stakeholders in the Garden City to plan its delivery and ensure there are no ‘pinch points’ which would have an effect on the public. Approval given to major employment scheme in Northfleet

Plans for a new employment scheme have been given the go-ahead in Ebbsfleet Garden City. The proposed development in Northfleet East is a potential joint venture between Ebbsfleet Development Corporation and Gravesham Borough Council and could see up to 690 jobs created in 240,000 square feet of industrial space, business incubator units, office and a small retail space. Highways England carries out a series of public information events on its A2 Bean and Ebbsfleet Junction improvement plan in January. In line with the Department for Transport’s ‘Road Investment Strategy for the 2015-2020 road period’, Highways England has committed to improving the Bean and Ebbfleet junctions situated on the A2. Ebbsfleet Garden City to gets its first pub and hotel

January's planning committee gave approval for Ebbsfleet Garden City’s first pub and hotel. Marstons is to build the 220-cover pub and 104-bedroom hotel at Ebbsfleet Green to complement Redrow’s 950-home development which is currently under construction. The pub could be open by December.

Another milestone for Ebbsfleet Garden City as plans approved for 532 new homes and major employment area

A former cement works is to be transformed with up to 532 new homes in Ebbsfleet Garden City. The plans, approved at January's planning committee  will also include a new neighbourhood centre, 46,000 sq m of employment space creating up to 1,500 new jobs, food and drink outlets along the River Thames and a new riverside promenade in Northfleet. Barratt Homes announces buyers will have their first chance to buy apartments on a new development at Castle Hill in Ebbsfleet next month. Barratt Homes started construction work on the 112 homes in the spring and will begin selling them off-plan. A show apartment is expected to open this autumn, with the first buyers likely to move in early next year. May 10 – More homes approved for Garden City

A further 154 homes for Ebbsfleet Garden City have been approved as work starts on the ground for  more than 470 new properties this month. The latest planning permission was given to David Wilson Homes for a new development in Castle Hill, Eastern Quarry. The news comes as work starts on a further 473 homes in the Garden City. Land deal is good news for Garden City

Land Securities has sold more of its land at Ebbsfleet Garden City to house builder Taylor Wimpey. Taylor Wimpey has snapped up 539 residential plots at Castle Hill, joining Ward Homes and Persimmon, which in total are building 1,550 homes in this area of the Garden City, of which 375 are affordable. Henley Camland, a developer that is adding infrastructure to the project, has also purchased a large chunk of Eastern Quarry, which makes up one of three main ‘villages’ of Ebsfleet Garden City. The first primary school for the Garden City is given planning permission. The 420-pupil school – and a new community centre – will be built in Castle Hill, and will also provide 26 nursery places as well as 15 for special needs pupils. It will be complete in September 2017.

The chancellor announces £310million for the Garden City in the autumn spending review.

Garden City gets Enterprise Zone status

The announcement in the Chancellor of the Exchequer’s Autumn Statement, sees North Kent Innovation Zone (NKIZ) become one of 26 new and extended Enterprise Zones across the country. The awarding of Enterprise Zone status follows a bid endorsed and submitted to Government on behalf of the partners, Ebbsfleet Development Corporation, Maidstone Borough Council, Medway Council and other stakeholders, by the South East Local Enterprise Partnership (SE LEP) and Thames Gateway Kent Partnership. Northfleet Embankment, with its 22.37 hectares of land has been earmarked for 54,000m2 of commercial development for construction technologies and advanced manufacturing, including modular housing, alongside innovatory space and workshops. Nearby Ebbsfleet Valley North East offers 4.08 hectares for 30,000m2 of development focusing on accommodation for professional services, creative industries. Both sites are integral to the deliver of the garden city.

Large scale mixed development

The area around the Ebbsfleet International railway station has for a long time been identified by both national and local government as the location for a large scale mixed development. Ebbsfleet itself is part of a wider strategic site within the adopted Dartford Core Strategy (2011) which also includes the area known as Eastern Quarry and the Northfleet West Sub Station

The first phase of residential development started at Springhead Quarter, in Gravesham, in 2007.
2003

Identified as location for 10,000 homes

The Sustainable Communities Plan 2003 identified Ebbsfleet and Eastern Quarry as the location for 10,000 new homes, 5.5 million square feet of commercial space and 2 million square feet of retail, leisure, community and supporting space. It was a key part of the strategic masterplan for the Thames Gateway Project in 1995, reflecting the area’s potential to act as a catalyst for significant regeneration.
