Ebbsfleet Development Corporation to invest £45million in A2 improvements
Ebbsfleet Development Corporation has announced it is to invest £45million to improve the A2 and guarantee delivery of the vital project for North Kent.
The development corporation said it will be used to fund major improvements at the Bean and Ebbsfleet junctions and the investment ensures work will finally start in 2019, years after it was first talked about.

£30million electricity deal for Ebbsfleet Garden City is announced
Ebbsfleet Development Corporation will invest £30million in the provision of new electricity sub stations and connections in order to ensure the supply for up to 15,000 homes and a new city centre over the next 15 years, it was announced.
It is the first time a public body has invested in this way to help unlock development and while the deal was vital to secure the continued growth in the Garden City which will see 5,100 homes completed by 2021, the money will be claimed back through an agreement reached with UK Power Networks when developers pay for the proportion of electricity they need.

Highways England carries out a series of public information events on its A2 Bean and Ebbsfleet Junction improvement plan in January.

A former cement works is to be transformed with up to 532 new homes in Ebbsfleet Garden City.

A further 154 homes for Ebbsfleet Garden City have been approved as work starts on the ground for more than 470 new properties this month.
The latest planning permission was given to David Wilson Homes for a new development in Castle Hill, Eastern Quarry.
The news comes as work starts on a further 473 homes in the Garden City.

Land deal is good news for Garden City
Land Securities has sold more of its land at Ebbsfleet Garden City to house builder Taylor Wimpey.
Taylor Wimpey has snapped up 539 residential plots at Castle Hill, joining Ward Homes and Persimmon, which in total are building 1,550 homes in this area of the Garden City, of which 375 are affordable.
Henley Camland, a developer that is adding infrastructure to the project, has also purchased a large chunk of Eastern Quarry, which makes up one of three main ‘villages’ of Ebsfleet Garden City.

Garden City gets Enterprise Zone status
The announcement in the Chancellor of the Exchequer’s Autumn Statement, sees North Kent Innovation Zone (NKIZ) become one of 26 new and extended Enterprise Zones across the country.
The awarding of Enterprise Zone status follows a bid endorsed and submitted to Government on behalf of the partners, Ebbsfleet Development Corporation, Maidstone Borough Council, Medway Council and other stakeholders, by the South East Local Enterprise Partnership (SE LEP) and Thames Gateway Kent Partnership.
Northfleet Embankment, with its 22.37 hectares of land has been earmarked for 54,000m2 of commercial development for construction technologies and advanced manufacturing, including modular housing, alongside innovatory space and workshops.
Nearby Ebbsfleet Valley North East offers 4.08 hectares for 30,000m2 of development focusing on accommodation for professional services, creative industries. Both sites are integral to the deliver of the garden city.
Large scale mixed development
The area around the Ebbsfleet International railway station has for a long time been identified by both national and local government as the location for a large scale mixed development.
Ebbsfleet itself is part of a wider strategic site within the adopted Dartford Core Strategy (2011) which also includes the area known as Eastern Quarry and the Northfleet West Sub Station
Identified as location for 10,000 homes
The Sustainable Communities Plan 2003 identified Ebbsfleet and Eastern Quarry as the location for 10,000 new homes, 5.5 million square feet of commercial space and 2 million square feet of retail, leisure, community and supporting space.
It was a key part of the strategic masterplan for the Thames Gateway Project in 1995, reflecting the area’s potential to act as a catalyst for significant regeneration.
